Contract Negotiation - we are here to protect your financial interests. When it comes time to write, negotiate, amend, and review a final contract on a new construction property you need a knowledgeable and seasoned professional on your side. If you do not, you may get stuck with additional charges, after-the-fact upgrade fees, hidden construction delays, inflated prices, or even contract revocation. Believe it or not, we have caught builders that tried extending the build time up to 9 months past the promised competition date, builders who wanted to charge $25 per day to water grass seed during construction, and more. Monitoring Progress - we physically travel to the build site once a week to verify that the builder is making required progress, not cutting corners, and building you a quality product. This phase of construction is extremely important and not all Realtors are willing to monitor the build progress and report back to you. We feel that it is very important to do so in order to facilitate work orders, change orders, and to verify the accuracy of the build cost. Without this step your build time is almost always extended and additional costs are almost always added.
Dispute Resolution - in the event of a dispute with the builder over cost, build time, work orders, etc. you need the backing a strong Realtor and large Real Estate Company. A builder is much more likely to yield when dealing with a top producing Realtor from a leading Real Estate Company who is bringing them a lot of business. No builder wants to scorn a major source of business and we certainly bring a ton of business to Tampa Bay builders.
After Closing - we facilitate and speed along any builder fixes and control those costs. Whether you spend $200,000 or $2,000,000, there are always issues and a 'punch list' associated with new construction. No builder is perfect and all try to minimize their after closing expenditures. We work very hard on your behalf to get every problem fixed at no cost to you.
